Asst Project Manager

Department: Central Florida OH
Location: Tampa, FL

ASSISTANT PROJECT MANAGER

The Assistant Project Manager (APM) assists the Project Manager in planning, execution, delivery, close out and the overall success of a specific project from start through close-out. The APM works with the Project Manager (PM) and the Project Team to solicit and qualify bids, manage contract documents, track, and expedite material procurement, update the project schedule, ensure quality, and help manage the overall construction process.

RESPONSIBILITIES:

  • Visit site periodically and assist coordination of onsite activities with Superintendent staff.
  • Attend weekly team meetings on site.
  • Help promote safety and good housekeeping practices on the jobsite.
  • Update Site Specific Fire Safety Plan and ensure its requirements are met.
  • Assist the PM in the buyout of assigned trades.
  • Develop detailed Scope of Work and Schedule of Values (SOV) for each assigned trade.
  • Qualify all bids for work including contract terms and insurance.
  • Prepare Buy Package including bid leveling sheet and recommendation and submit to PM for approval.
  • Assist Superintendent and PM with weekly schedule updates.
  • Ensure timely submission of shop drawings and submittals from subcontractors and suppliers.
  • Coordinate with design team to ensure timely submittal review and approval.
  • Coordinate with PM and Superintendent to ensure all materials are procured well in advance of the time needed.
  • Coordinate with design consultants for onsite inspections, box walks, punch list walks, etc.
  • Monitor all materials test reports for compliance with standards and specifications.
  • Monitor 3rd party inspections and deficiency lists. Ensure all deficiency list items are closed out immediately.
  • Review subcontractor change order requests for accuracy and completeness. Verify work is not included in the subcontract Scope of Work.
  • Review monthly subcontractor payment applications, ensuring billing is consistent with complete and satisfactory work in place.
  • Develop meeting minutes for and participate in OAC meetings to review project status
  • Prepare and manage the following RFI and Submittal logs.
  • Assist with preparation of final punch lists for all subcontractors and ensure all items are completed prior to release of retainage payment.
  • Ensure all retainage release prerequisites have been met prior to approval of final retainage release.
  • Obtain all warranty documentation from subcontractors and material providers.
  • Ensure as-built surveys and as-built plans are completed and received.
  • Work with property management representatives and subs/vendors to resolve punch list items.
  • Other tasks and responsibilities as may be assigned.

QUALIFICATIONS:

  • Degree in Construction Management or Engineering preferred or relevant experience.
  • 2+ yrs of experience in construction; multifamily experience a plus
  • 2+ yrs. of multi or wood framing experience preferred
  • 1+ yrs. of experience working on $25M+ projects.
  • Able to work in office and construction jobsite environment.

SKILLS:

  • Excellent verbal and written communication skills
  • Highly organized
  • Ability to use computer programs: MS Office, MS Project, Bluebeam, Procore, Yardi, etc.
  • Meet project deadlines and adjust as needed.
  • Self-motivated
  • Team oriented
